Roof Repairs In Purley
Is water coming in near a valley, a catslide or a chimney on your Purley house?
Clay tile, leadwork and valley repairs for Arts and Crafts and interwar homes across CR8
Purley roofs are rarely simple. On the Webb Estate and in Upper Woodcote Village the houses carry hand-made clay tiles, long catslides, half-hipped gables and swept valleys, with lead dressed into every awkward corner. Along Foxley Lane and around Purley Oaks the interwar houses are plainer, but plenty still have their original tiles, and the nails holding those tiles are well past their best. Almost every leak we trace here starts at a junction rather than in the open slope: the foot of a valley, the apron under a stack, the top of a catslide where it meets the main roof. We find that point, repair it in matching material and leave the rest of a sound old roof alone.

The people behind it
John, Mark and a Purley roof
Webb Estate roofs, with their clay tiles, catslides and swept valleys, are the kind where it helps to have more than one head on the price. Roof Repairs Croydon is a family firm run by brothers John and Mark, and they often quote jobs together.
They think alike and want the same things, so a complicated roof doesn't turn into an argument between them. If you're in Purley and one brother is busy, the other will normally pick up.

A garden suburb with very particular roofs
William Webb set out his thinking in a book called Garden First in Land Development, and the Webb Estate still follows it. Plots are big, roads are planted rather than paved edge to edge, and each road was given a character of its own. The houses that went up in that setting are Arts and Crafts, Tudor Revival and Neo-Georgian. Upper Woodcote Village next door was built as a model village, with the houses facing inwards onto a four acre green ringed by a single road. Between the two conservation areas there are around 225 houses, and you would struggle to find two with the same roof.
That variety is the whole reason roof work here is slow. A typical Webb house might combine a catslide over the porch, a swept valley at the back, two or three stacks and a tile-hung gable, all in clay that has weathered to a colour no new tile matches straight from the pallet. The families living in them now tend to have owned for a long time and want the house kept as it was built. Off the estate, towards Purley Downs and the chalk slopes, the work changes: interwar semis and detached houses, simpler hips, and gutters choked by the mature trees that Purley is full of.
Roof repairs Purley asks for most
Roof Leak Repairs
On a Webb Estate roof the stain is often a room away from the fault. We follow the water back along valleys and catslides until we find where it actually gets in.

Big Edwardian and interwar houses in Purley often have three or four stacks. Tired flaunching and failed lead aprons cause more of our call-outs here than slipped tiles do.

Beech, oak and yew overhang a lot of Purley roofs. Gutters and valley outlets fill every autumn, and the overflow ends up soaking the wall or the fascia behind.

What you get from a roofer who knows Purley's older houses
Repairing a hand-built clay roof is a different job from patching a postwar concrete one. These are the things that matter most on the houses we see in CR8.
Old tiles kept and reused
Sound tiles taken off during a repair are cleaned and put back on the visible slopes. Any new tiles we need go somewhere less prominent, so the front of the house still looks the way it did.
Valleys repaired the way they were built
A swept valley stays a swept valley. We do not swap hand-cut tiles for a strip of lead or a plastic trough just because that would be quicker for us.
Lead cut and dressed on site
Aprons, soakers, back gutters and dormer cheeks are all made to fit the roof in front of us. Nothing is pre-formed, and we do not use flashing tape.
Conservation officers spoken to first
If a repair inside the Webb Estate or Upper Woodcote Village would change the look of a slope, we tell you before work starts, so you can check with Croydon Council.
Access on sloping plots planned
Many Purley houses sit above the road behind steep drives and terraced gardens. We work out the access at the free visit, and it goes on the quote as a separate line.
"On the older Purley houses we get called to, the leak is far more often at a valley, a stack or the head of a catslide than anywhere out in the open slope."

A roof repair in Purley, step by step
Ring, or send a photo
A picture from the pavement or the back garden is often enough to tell whether this is a today job or one that can sensibly wait until next week.
The free visit
We look at the roof from the garden and the road, then go into the loft. On a catslide house that usually means checking the low voids behind the knee walls as well, because those hide the damp longest.
What failed, and what let it
Before any figure is mentioned you hear what has gone wrong and the reason it went, with photographs from the roof and from the loft side.
A fixed price on paper
Each item on its own line. Scaffold or a tower, if one is needed at all, sits separately so you can hold it up against anyone else's quote.
The repair itself
Clay tiles come off by hand and get stacked for reuse. Valleys are rebuilt tile by tile, and any lead goes in with soakers and proper laps. Replacement tiles are sourced to match the colour and the camber of the originals.
Signed off
Photographs of the finished work, gutters cleared of anything the job dropped into them, and the 10 year guarantee in writing before anyone leaves Purley.
The 10 year guarantee, and why it is safe to offer
Promising a roof will stay dry is easy. What counts is what happens if it does not. Work booked through Roof Repairs Croydon carries a 10 year workmanship guarantee, on paper, handed to you on the day and written in language you can actually read. The slates, tiles, lead, mortar, membranes and rainwater goods carry their own manufacturer cover on top of that. It varies by product, so you get told which cover applies to your job rather than one headline number that would be wrong on most of them.
Here is the reason a guarantee like that is not a risk. Repairs come back for one reason above all others: the fault was never found in the first place. Somebody went up, saw a stain on the ceiling below, mended whatever looked worst directly above it, and left. Water does not cooperate with that approach. It lands on a slate, runs under it, drops onto a rafter and travels along the rafter before it finds anywhere to fall. On a wide hipped roof in Sanderstead or Shirley that can be five metres from where it came in.
Find the entry point and the repair holds for years. Miss it and no amount of guarantee wording helps anybody. That is why the survey happens before the price, and it is why, if the same water finds its way back into your house inside the guarantee period, putting it right costs you nothing.

What to do in Purley
Nothing to do with roofs. Three places worth an afternoon if you live here or are thinking of moving in.
Promenade de Verdun
William Webb created this memorial in 1922: a straight road lined with Lombardy poplars, with a granite obelisk at the southern end. The poplars were planted in soil brought over from a First World War battlefield in northern France.

Purley Beeches
Mature beech woodland with yew and whitebeam beneath it. It was bought for the public in 1907, partly with money raised by local subscription. The 1987 storm took a lot of the big trees, but the wood is still a good short walk.

Foxley Wood
A local nature reserve owned and run by Croydon Council. It has ancient oak and ash woodland with patches of chalk grassland, and roe deer and badgers are both recorded there. You can get in from Higher Drive and several other roads.

What Croydon homeowners say
From roads across the borough, once the ladders had gone.
"Damp patch on our landing ceiling for about three years. Two roofers had been out and both mended the tiles directly above it, and neither made the slightest difference. This chap spent twenty minutes in the loft with a torch before he even went outside, then showed me a photo of a split in the lead in the valley about four metres away from the stain. Fixed it in a morning. Three winters on and nothing."
"Water was coming down the front bedroom wall every time it rained hard and I had convinced myself the roof was finished. It was the gutter. Half of it had dropped so the water was sitting in the middle and going over the front rather than down the pipe. He reset the brackets and cleared the gully, charged me a fraction of what I had budgeted for, and told me the roof itself had years left. Could easily have sold me a new one."
"Ours is in the Chatsworth Road conservation area and I had no idea the rules on roof work here are stricter than the rest of Croydon. He knew straight away, explained what I could and could not do without an application, and did the repair in matching slate. That saved me a very awkward conversation with the council later on."
"Lost most of the ridge tiles along the back in a February gale. Rang in the morning, sheeted the same afternoon so the weather could not get in, came back the following week when it was dry and rebedded the whole ridge properly. Sent me photos of everything for the insurance without me even asking. The bill was exactly what the quote said it would be."
"Gutters had been overflowing under the trees for years and the fascia behind them had gone soft. What I appreciated was that he explained why the timber had rotted rather than just quoting to replace it, and pointed out the new soffits needed vents or I would end up with condensation in the loft instead. Nobody had ever mentioned that to me before."

Roof repair costs in Purley
In Purley the material is usually the biggest variable. Matching weathered hand-made clay costs a lot more than buying in a new machine-made tile, and on the Webb Estate a mismatch is the kind of thing a conservation officer will notice. Next comes the number of junctions. Every extra valley, dormer or catslide adds labour. Then there is access. Some plots step down several metres from the road, which means more scaffold work before a single tile gets touched.

Do I need planning permission for roof work on the Webb Estate?
For a like-for-like repair, generally no. The Webb Estate and Upper Woodcote Village are conservation areas, designated by the London Borough of Croydon in 1983 and 1973. Croydon Council looks closely at anything that changes how a roof looks, so changing the covering, adding roof lights to a front slope or altering a dormer is worth raising with the council's planning team before any work starts. The Article 4 directions that most people mean are elsewhere in the borough. They do not apply to Purley roofs.
Can you match the old clay tiles on my Purley house?
Usually, yes. The first source is your own roof. Tiles from a less visible slope, or ones we lift during the repair, often go back on the front. Beyond that, salvaged hand-made tiles from the same era can be found, though the colour and curve have to be checked by eye. New hand-made tiles can be blended in where they are least noticeable.
Why does water appear on my ceiling after rain but never during it?
On complex roofs that usually means the water is travelling. It gets in at a valley or behind a flashing, runs along a rafter or the top of a wall plate, and drips through the ceiling some time later and some distance away. The loft is where we find the trail, and it is the main reason the free visit always includes a look up there.
Is a swept valley worth keeping, or should it be replaced with lead?
On a house where the swept valley is part of the original design, keep it. A properly laid swept valley lasts as long as the rest of the roof. Most failures come from a few cracked or slipped tiles, or from nails rusting through, and both can be repaired. Swapping it for lead changes how the roof looks, and in a conservation area that can need permission.
Water coming in somewhere on a Purley roof?
Tell us which room it shows up in and whether it only happens in certain winds. That is often enough to point us at a valley or a stack before we arrive. The visit is free, we go up into the loft, and you get the cause in writing before any price.
